A very important stage of building a house is the time before the work begins, including the cost estimate for the entire project. This depends on the planned usable area, but also on the construction technology (masonry or timber-frame), the planned number of storeys (single-story, two-story, with a usable attic), the type of roof (flat, gable, hip), whether a garage is integrated into the body of the building, and more.

The Cost of Building a Home – What Does It Consist Of?

The cost of building a home often has to include the money spent on purchasing a plot of land, connecting utilities, and obtaining a building permit. Fortunately, this stage doesn’t always mean huge costs, as some people already have suitable land for construction, for example, received through inheritance or as a gift. For this reason, no home construction calculator includes these costs. What expenses will we incur in the following stages?

The House Design

The next step is to obtain a house design, the price of which is very difficult to define precisely without knowing the investor’s individual preferences. It is rare that their needs are completely met by one of the standard, ready-made projects, which are relatively easy and cheap to acquire. As mentioned at the beginning, such a design usually needs to be modified and adapted, which means adding the cost of an architect’s work. As a result, it often turns out that the optimal option is to use the help of this specialist from the very beginning – thanks to this, you will receive an individual design, perfectly suited to the shape and characteristics of the plot, the available budget, and all the client’s preferences. It is worth emphasizing that design matters are also a separate stage, not strictly related to construction work, which is why the home construction calculator does not include them.

Construction Work

In the subsequent stages, the house construction estimate must already take into account the physical side of the entire undertaking, i.e., the purchase of materials, specific construction work, and the wages for individual teams (in a self-build system) or a general contractor. This part ends with the building being in an open shell state (SSO), a closed shell state (SSZ), or most often – a developer’s standard finish.

Finishing

The last stage, at which we often incur significant costs, is the work related to finishing and furnishing the house with furniture and all other elements necessary to move in “on a turnkey basis.” Most often, their cost is estimated separately after the building has been constructed and brought to a developer’s standard (for this reason, the home construction calculator does not include them).
